interspousal grant deeds for Real Estate Property

One spouse is awarded real estate property pursuant to a court order from either a litigated judgment or marital settlement agreement. The process is not complete until actual title of ownership is changed in the public recorder. The non-owning ex-spouse transfers his or her interest to the owning spouse.

Transfer of ownership is by quit claim deed also known as an inter-spousal deed. To make the transfer a court order is needed. Often the transferring spouse is not comfortable signing of ownership interest until the judgment is obtained or the transfer document is overlooked or omitted from the judgment package. If the transfer deed has not been prepared at the time of judgment, it can be done any time after entry of judgment.

Deed and Record provides the documentation needed to complete the court order. Deed and Record files these documents with the appropriate government agency so the ownership change is on the public record.

Californias Recording System

California maintains ownership records by county. Each County in California is responsible for knowing who owns each and every real estate property within the boundaries of that County. The interspousal grant deed is filed with the County Recorders office.

Intersposual deeds in California are exempt from transfer tax and property tax base increase. The grant deed needs on its face a reference to the California tax law that exempts the deed from a transfer tax. The Preliminary Change of Title Report provides information to establish why the transfer is exempt from an increase in the property tax base. Deed and Record provides the transfer tax exemption law reference and the Preliminary Change of Title Report.

Hawaiis Recording Systems :

Hawaiis recording systems are complex. Documents are recorded either in the Land Court system, Regular system or both. When recorded in both land systems, documents are said to be recorded in the Double system. Deed and Record provides service to both the Land Court and the Regular System .

Interspousal deed transfers are exempt from transfer tax. But the exemption must be requested on a document Form P-64B Exemption from Conveyance Tax. Deed and Record prepares both the deed and Form P-64B.

Any real estate property recorded in the Land Court requires a Petition to the Land Court to recognize the divorce or dissolution of marriage. Hawaii no longer allows timeshares in the Land Court. Timeshares currently in the Land Court are removed as title is changed. This requires decertification of the timeshare. Deed and Record prepares the documents needed for the Land Court.

If real property is held in joint tenancy, upon the death of a joint tenant, the deceased joint tenants interest disappears and the survivor has sole ownership. The county recorder must be notified of the death and the public records updated. This is done with an affidavit death of joint tenant. The Irish Wheaten A Real Wheatheart of a Dog

I gave up having a grandchild to spoil when my son turned 44. I knew that young people were delaying child rearing, but I didn’t relish the fact that if his wife became pregnant tomorrow, I would be nearly 78 years old when my grandson turned ten! 

I got a life size picture of me  not being  able to take them on hikes, camping trips, Disneyland; Hell for that matter, awalk to MacDonald’s might be challenge! 

And so (for the time being) I reconciled myself to being grandparent less in Seattle. 

Enter the “Wheat Heart.”

And then my only son, Jeff did something that changed, not only my attitude about not being a grandma, but shifted my priorities on bonding. (Guess what?—it didn’t have to have a blue or pink ribbon in its hair, or walk on two legs.)

 He bought a Wheaten Terrier. It was love at first sight when my husband and I first laid eyes on her. Jeff named her Kona after the name of a moku or district on the big island of Hawaii.  

He later learned there were also a Kona Brewing Company, Kona Coffee, and a Kona Mountain Bike. 

 The ‘grandparents’ of Kona bonded right from the start: I even teased my husband by calling him ‘Grand Paw.’  There’s not a week that goes by when we don’t see her.    

Kona has enriched our lives in ways we didn’t think possible.

I’ve always been a dog lover, but I didn’t even know what a Wheaten terrier was.

My son suffers from allergies, and since the Wheaten is supposed to be hypoallergenic, he thought the breed would be a good choice for him and his wife. 

The Wheaten terrier was bred in Ireland to be an all purpose farm dog: they herded sheep and hunted vermin.

When we took her on walks, we noticed that she would try to ‘herd’ anything that constituted a group. On a mountain trail, Kona could spot a squirrel hidden in the brush and inside seconds, her entire body would stiffen as she stared him down.   

If we didn’t pull her away, she would have him in her strong jaws and that squirrel would never eat another nut again.  ( Wheaten jaws are powerful enough to cut a small animal in two.) 

Does that mean that a Wheaten terrier is mean or aggressive?  Au contraire! 

  Wheaten Greetin’

The Wheaten Terrier lives to greet.  They love people. If you are the kind of person who instinctively pull back from the warm tongue greeting of a dog, the Wheaten would not be a good pet choice. 

But on the other hand, if you relate to dogs (as you might a little kid, by giving him hugs and kisses) this dog’s for you! 

The Wheaton show their appreciation and love for people by jumping on them, and licking their faces with their tongues.  

When I first saw her to do this to a complete stranger, I got a little jealous.  Wasn’t her greeting just reserved for me?

 I couldn’t be sure if she could distinguish between Attila the Hun, or Santa Clause, but after observing the ‘subtle’ difference in greeting, I determined that she saved ‘the best’ greeting for people that she loved, and held back a little with strangers.

 At least that’s my story and I’m stickin’ to it! 

 Coming to America

The first Wheaton were exported to the United States in 1946.  But they weren’t popular right away and it took years for people to develop an interest in them. 

It wasn’t until that they were recognized by the American Kennel Club that their popularity began to grow.

 Just the Fact, Ma’am

Pure bred Wheatens are a bit costly, and like all breeds, they are prone to some diseases:

Some of which are renal dysplasia, inflammatory bowel disease, Addison’s disease, and cancer. 

They are also prone to food and environmental allergies.  And if you decide to get a Wheaten, it’s a good idea to discuss these health issues with the breeder.

Processing System:

A program is always divided into number of modules, at the time of execution each module is run by a processor separately at the range of one module at time. This type of execution is time consuming and takes unpredictable time period to complete the execution of large programs which is divided in to more numbers of modules. This type of program execution is called serial or sequential processing. Limitation with serial processing paved the way to construct alternate Processing Systems.

Alternate Processing Systems to overcome shortcoming of serial processing:

The capacity of the system to process more than one module simultaneously is called Parallel processing systems. Hence it will complete the execution very fast even though it is a very large program with plenty of modules. Results delivered in quick manner.

Working of Parallel Processing System

As we know programs are fragmented in to different parts and in the concept of parallel processing those fragments are executed by its own processor. Arithmetic logical operations, Read & Write operations, Control Statements and loop statements are the basic division of task and it’s divided through coding. Arithmetic and logical operations are performed by Arithmetic Processor. Read & Write operations are performed by I/O Processor. Like wise separate processors are assigned to each task. In the concept of parallel processing ‘n’ processors are involved for the execution of program which in turn a system became ‘n’ times faster than a serial processor.

The working of parallel processing could be understand with the practical example below

In bank there are number of counter for different purposes. If there is only one counter for all purpose obviously we have to spend time in queue to fulfill our need in the bank. So with number of counters our needs can be got completed in the respective counter very soon than with single counter.

Here the counters are processor the queues are tasks to be get complete. This is exactly what happening in parallel processing. Parallel processing is beneficial for all kinds of program because of concurrent executions of all modules. There is no need for one processor to wait for another processor. Each processor has its own task to be executed.

The other example is human brain. The things captured by brain are divided into components and those divisions are processed by memory corresponding to the captured thing. Here memory units are the processors and components are tasks. In nature, brain resolves action very fast than computer so brain is very powerful when comparing to machine. Real smart Computers are machine with the ability to do parallel execution.

Parallel Processing Systems:

The following are the real time examples of parallel processing:

1) Implementation for Underwater Acoustic Communication

After the real-time processing demands of underwater acoustic communication algorithms, a real-time parallel processing system with multi-channel synchronous sample consisting of multiple ADSP-TS101s is designed and implemented out. For The hardware design, Field Programmable Gate Array (FPGA) logic control is for the design of multi-channel synchronous sample module and cluster / data flow associated pin port mode is used for multiprocessing parallel processing or configuration. And the software is optimized by two types of communication possibilities: Broadcast writing through common bus and point-to-point link through ports. Through the entire system installation, connective tissue debugging, and experiments in a lake, the results show that real-time parallel processing system has a good stability and real-time processing capability and meets the technical requirements of real-time processing.

2) Imaging System for Radio Astronom

ACSIS (autocorrelation spectrometers Imaging System) is a real-time data acquisition and reduction system for use with a 16 pixel receiver at the James Clerk Maxwell Telescope on Mauna Kea, Hawaii. At peak times speed,  correlate to each recipient will be a delay autocorrelation array of 8192 floating point numbers every 50 ms, or 10 / 5 MB of data per second. The ACSIS reduction LAG system converts raw data into calibrated radio-frequency spectrum as the data obtained. In mapping modes, these spectra are further inserted into a 3-dimensional data cube picture of the aircraft as a function of radio frequency. The decline calibrated data system should be of sufficient quality that further off-line processing is not required.

The four basic models are:

SISD (Single Instruction, Single Data)
MISD (Multiple Instructions, Single Data)
SIMD (Single Instruction, Multiple Data)
MIMD (Multiple Instructions, Multiple Data)

Conclusions:

Parallel Processing consume less time.
Debugging software is complicated
Automatic Parallelization tools are added advantage.
More CPU is used by parallelism overhead.
